Welcome to Fossil Creek at Westridge
Fossil Creek is a single family, DR Horton community located on the north side of Virginia Parkway between Custer Rd. and Independence in McKinney Texas.  Fossil Creek is a thriving new community with 96 occupied homes but upon completion, the community will consist of 474 single family homes.

The Role of the Developer 
In the early stage of a community association, the Developer is the controlling entity and appoints the members of the Board of Directors for the association. The Developer acting as the Board of Directors is responsible for approval of the association budget, for reviewing architectural requests, for selecting contractors and is responsible for the development of common areas. In addition, the Developer usually makes up any expense shortfalls, and this is why associations are usually referred to as “deficit funded” in the early stages of development.  The Board members make all the decisions that affect the association.  The Board may delegate some of the responsibility to the management company, but is still responsible for making certain the decision is carried out.


The Role of Assured Association Management
The Management Company acts as the "administrative arm" of the association and assists the Developer with the business affairs of the community.  The Management Company provides comprehensive monthly accounting of all financial activity of the association including all revenue, expenditures and delinquent accounts.  The Management Company will research and solicit bids for service contracts, improvement or repair projects, etc.  The Management Company executes policies and procedures as established by the Board of Directors, and assists in enforcement of the deed and use restrictions.
